I’ve got an older friend who I just found out has been renting a house he owns out through just some lady for the past ten years.
She finds tenants, she gets like $100 cut of the rent.
I talked to him in December and he said “I haven’t made any profit this year” on the house that’s fully paid for.
I asked him why and he said he’s been giving the tenants rent cuts because they’ve found things to “fix”.
“I cut that big limb down” and he gives them half rent for the month.
In my estimation their rent is only like half of what he could get on the market.
I think the lady who’s handling the management is taking advantage of him, and just this month the tenants came to him and said that they can’t pay rent because their medication went up.
They are people in their 30s and don’t work.
There is no lease.
My question is, can he hand this over to a real property management group and have them handle collecting rent, have the tenants sign a lease, and if they don’t pay rent be evicted?
Or is he dealing with a potential squatting situation with courts being involved?
