Need recommendations on buying a place in AU as an investment to find renters as well as a house for football and basketball games for personal use

Looking to buy 2 properties in AU.

Long term rental that will be used as an investment 3 BR/2 bath. Just want a good area for growth $

One that will be used just for my family for basketball and football games. Want this one to be within 3 miles of the stadium

Any suggestions on areas/neighborhoods would be great.
