Buying a house at an early age

Yes I know the market is red hot right now and not the best time to buy but hear me out.
I'm 23. I live in Fort Worth, TX. I have 10k in the bank right now. I'll probably have around $20k by end of year I hope, probably a little bit more depending on bonus.

I pay ~$1200/month in rent not including utilities, water, internet, etc. for a 700sqft apartment near downtown. I got in early too, now this place rents for $1350.
A ~$230k house is going to run around $1300-$1400/month including property tax (Texas is gross regarding this 🤢), insurance, mortgage, etc, which is affordable for me.

The company I work for hosts A LOT of interns per year. Most of them do like 3 months at least or a longer 5 month stint. It would be decently easy to advertise my place to interns basically (I believe they get a housing stipend and also a very good hourly salary something like $25-$28/hr).

Would it make sense to save up like $25k for the downpayment, buy a 4br house and then rent the bedrooms out while I live there? I can easily afford the monthly payment without the interns as well, just that would be a good sidehustle. What do ya think Bunk?
